Auction Terms
1. The sale. The property at 6239 Skyline Dr, Charlotte, NC 28269 is offered by its owner through an online auction.
2. Registration and qualification. Registration and pre-approval remain open through the last bidding day. Pre-qualifications are not accepted. Your pre-approval is checked automatically at registration; once it passes, you may bid. Before the winner is confirmed, the seller verifies the pre-approval directly with the lender. All buyers named on the pre-approval must be listed at registration. Each bid plus the 5.5% buyer's premium must be within the approved amount.
3. Primary residence. Buyers must occupy the home as their primary residence and confirm this at registration.
4. Documents. Bidders must review and acknowledge the Residential Property and Owners' Association Disclosure Statement, the Mineral and Oil and Gas Rights Mandatory Disclosure Statement, and the Purchase Agreement. Acceptance is timestamped. All three documents must be uploaded before bidding is permitted.
5. Bidding. Bidding opens Wednesday, October 14, 2026 at 1:00 PM ET and closes Friday, October 23, 2026 at 7:00 PM ET. The opening bid is $475,000 and increments are $2,500. Bidders may place a single bid or set a private maximum bid; the system then bids on the bidder's behalf in $2,500 increments only as needed to keep the bidder in the lead, up to that maximum. If two bidders set the same maximum, the earlier one wins. Every bid, including one placed by the system, is binding. Bids in the final 2 minutes extend the close to 2 minutes after the bid.
6. Buyer's premium. A 5.5% buyer's premium is added to the winning bid. Total purchase price equals the winning bid plus the premium.
7. Representation. Buyers without an agent receive a 1.5% seller concession toward closing costs. If a buyer enters agent information at registration, 1.5% of the premium is paid to that agent instead of the concession. There is no separate agent add-on. Agents cannot bid; the buyer places all bids.
8. Winner notice. The high bidder is notified within 15 minutes of the auction closing. The winner is confirmed after final verification.
Non-Refundable Deposit. Buyer shall pay a total Non-Refundable Deposit of $15,000 by 5:00 PM ET on October 26, 2026, as follows: (a) $7,500 paid directly to Seller by ACH bank transfer through Stripe, as consideration for Seller accepting Buyer's bid, removing the Property from the market, and forgoing offers from other buyers; and (b) $7,500 wired to the closing attorney, to be held in trust until closing. At closing, the full $15,000 shall be credited toward the purchase price. If Buyer defaults, the closing attorney shall release the $7,500 held in trust to Seller. If Seller defaults, the full $15,000 shall be returned to Buyer.
Payment to Seller: $7,500 paid by secure ACH bank transfer through Stripe, a PCI DSS Level 1 certified payment processor. Your bank details are entered directly with Stripe and are never stored on this site.
9. Buyer Default. Failure to pay the Non-Refundable Deposit by 5:00 PM ET on October 26, 2026 constitutes a Buyer Default. Upon Buyer Default, the registered card will be charged $5,000 as liquidated damages and not as a penalty, and Seller may offer the property to the next highest qualified bidder.
10. Backup bidder. Seller may offer the property to the next highest qualified bidder. The backup bidder must commit by 5:00 PM ET on October 27, 2026.
11. Financing. Buyer's purchase must be financed with a conventional loan or paid in cash. FHA, VA and USDA loans are not accepted. Buyer shall submit a complete loan application and order the appraisal within 7 business days of contract execution. Upload proof to your account; otherwise Buyer Default. The sale is not contingent on financing, appraisal, or inspection.
12. Closing and failure to close. Closing will be scheduled on or about November 20, 2026. Only the seller may extend the closing date. If the Buyer fails to close by the closing date, as may be extended solely by the Seller, the Buyer is in default and forfeits the Non-Refundable Deposit, and the Seller may terminate and offer the property to the next highest qualified bidder.
Title. Seller shall deliver marketable title at closing, free of all mortgages and liens. Any existing mortgage or lien shall be paid off from the sale proceeds at closing by the closing attorney. "As-is" refers to the Property's physical condition only, not the title.
13. Measurements. "Measurements were generated by CubiCasa technology. Results are deemed highly reliable but not guaranteed." The floor plan is provided in the property documents.
14. No assignment. The winning bid and contract may not be assigned or transferred without Seller's written consent.
15. Wire fraud warning. Wiring instructions come only from the closing attorney.
